Be suspicious of contractual workers that can’t or won’t give you the names and telephone quantities of past clients. In the event that all they need to do is allude you to online tributes, cut them free — anybody can counterfeit an online tribute.
  • Examine on the web – The coming of online audit locales like, Angie’s List, Better Business Bureau and Google Plus have made it to a great degree simple for clients to discover which contractual workers in their general vicinity come very suggested. Read all surveys intently. Focus on any negative input the temporary worker has gotten and how the contractual worker reacted to it, if by any means.
  • Request licenses and protection – Contractual workers ought to be prepared and willing to give you evidence of permit and protection, however it pays to check that data. For authorizing, check with your state’s bureau of work or permitting board for contractual workers. For protection, contact the supplier and check that the temporary worker is in the know regarding all protection for representative mischances and property harm.
  • Shop around – Nothing says you need to run with the principal contractual worker to give you a gauge. Request second and third feelings previously picking a temporary worker. Temporary workers are for the most part experts, and they comprehend this is a piece of working together. They likewise shouldn’t attempt to weight you into enlisting them with awfulness stories. Frighten strategies and high-weight attempts to seal the deal are signs that the contractual worker isn’t altogether all good.
  • Life span matters – One of the surest signs that an establishment contractual worker organization is legitimate is to what extent it has been doing business. A temporary worker with a long history will probably have involvement and additionally a solid notoriety than one that just began a year ago.

5 Causes of Foundation Failure

What causes foundation failure?

Do you know what influences establishments to debilitate?

We recognize what the signs are: splits in dividers and floors; entryways and windows that won’t open; stairs that leave far from patios; stacks that different from the house siding, to list a couple.
Houses and business structures generally look extremely strong. Worked with cement, and shafts, it’s difficult to envision what could make them break and move other than an earth shudder.

There are many causes of foundation failure, here are the five main ones.

  1. Soil type – especially expansive clay soil
  2. Poorly compacted fill material
  3. Slope failure, mass wasting
  4. Erosion
  5. Poor construction

How many of these were you familiar with? We explain a little more about each below.

Soil Type – Expansive Clay Soil

The most well-known sort of extensive mud can ingest so much water that it can swell by a few hundred percent. The weight from this level of swelling can undoubtedly lift or “hurl” most private homes. Soils grow with dampness and they contract with dessication, causing all over developments known as differential settlement. To protect auxiliary honesty of the building, we need to give supporting to the establishment.

Poorly Compacted Fill Material

On the off chance that the fill material on a considerable measure isn’t adequately compacted to help the heaviness of the structure above it, there will be establishment issues. The issue can be from the blend of odd fill materials, and from ineffectively compacted fill, or both.

Slope Failure / Mass Wasting

Geologists utilize the expression “mass squandering” to portray the development of earth downhill. It could be “crawl” which is moderate, or “avalanches” which are sudden. Incline disappointment as we utilize it alludes to “crawl”.
Underpinnings can go about as an obstruction to “crawl”, however the energy of gravity is with the end goal that unless the underpinnings were particularly intended to stop incline disappointment, guarantees can’t generally cover this in destinations presented to slant disappointment.

Erosion might be the most direct reason for settlement issues. It can originate from poor seepage, uncontrolled water stream or absence of ground cover. If not distinguished early, disintegration can wear away the dirt around establishments, making another requirement for supporting.

Poor Construction

Most towns and urban areas now have building regulations that require soil testing and designer confirmation earlier and amid the building procedure, so poor development is less and less the reason for establishment disappointment.

Why Do Slabs Crack?

Concrete is one of the most long lasting, economical building materials ever devised by man. When placed properly and in the right application it will last a long, long time. However, nothing good lasts forever and concrete is no exception. It will crack; it is just a matter of when. Take a look at the sidewalk, the driveway, even the floor in stores where the concrete is not covered with tile. They have cracks. driveway-crack

Some of those cracks appeared within hours of pouring. Others took many years to develop. So, if we can put a man on the moon why can we make concrete that won’t crack?

But My Slab is Already Cracked!

If you already have cracks, reading this article may be entertaining but it won’t help your cracks. (Level It can help though!) Without further ado, cracks fall into one or more of several categories: 1) plastic shrinkage 2) settlement 3) drying shrinkage 4)chemical 5) corrosion and 6) overload. Let’s look at these one at a time and see what causes them.

1) Plastic shrinkage cracks occur when water evaporates too quickly from the surface. This causes the top of the slab to dry more quickly than the bottom and they pull each apart. This is more likely to happen when it is hot, windy or there is low humidity.

2) Settlement cracks occur when the ground under the concrete moves. This can be the result of poorly compacted soil, the wrong kind of soil (sand), water erosion or tree roots.

3) Drying shrinkage occurs when a slab that is restrained is drying and shrinking. This usually does not occur on free floating slab. It is more of a problem when a slab is tied into another structure like a wall with rebar.

4) There are two ways that chemical reactions can crack concrete. The first is because the concrete itself contains aggregates or cements that simply are not compatible. The second one is when salt is put on a newly poured slab.

5) Corrosion occurs when concrete that contains steel re-bar or steel wire mesh gets wet and comes in contact with oxygen. The only way this can happen is when small cracks develop in the concrete due to one of the reasons stated above and channel water into the crack.

6) Concrete is designed to take a certain load. Most sidewalks and residential driveways are designed to take the weight of a car or small truck. If you should decide to back up a loaded tandem axle dump truck or an M-60 tank on your driveway, don’t be surprised if it cracks.

Foundation settlement can lead to major structural problems within your home or business. Luckily there are ways to repair a concrete foundation without having to tear it out and start from scratch.

Texas Foundation Repair Warning Signs

Foundation settlement and movement requiring foundation repair can be caused by building on expansive clay, compressible or improperly compacted fill soils, or improper maintenance around foundations.

Older homes are typically more susceptible to foundation problems, especially in the semi-arid cities such as Houston and Dallas, Texas. Whatever the cause, settlement can destroy the value of structures and even render them unsafe. If you see signs of foundation distress, don’t delay in getting the problem solved.

The longer you wait, the more your foundation will sink and cause further costly damage.

There are two common methods for lifting a sunken concrete foundation: piering and slabjacking. Piering fixes concrete foundations by placing supports underground that lift and support the concrete. While, slabjacking fills the space under the slab with a grout mixture that floats the foundation back to its original position.

What is Slab Jacking?

What is Slab Jacking?

Slab jacking, also known as polyjacking can level your concrete surface quickly and affordably! If you have uneven or sinking portions of your concrete slabs/foundation, sidewalks, driveways, or other concrete surfaces around your home, it can cause serious damage to other parts of your property. Erosion and differential settlement are most likely the root cause of your sunken concrete, but the good news is that Level It can raise and level your sunken concrete to its original position without removing or damaging your structures! We’ve done this quickly and affordably for Texas homeowners and businesses for years.
Concrete lifting and leveling (commonly referred to as slab jacking) is a technique used to restore a failed or settled section of concrete slab to its original height while remaining level and adding strength to the concrete slab and the supporting soil beneath. This can be to a crawl space, foundation, house, pool deck, patio, driveway or any other concrete surface. Level It diligently investigates each project site and employs the most advantageous methods and materials.

We lift the concrete and level it! polyjacking-steps

We use the best materials and equipment to give the customer the best quality and service that is available.  The product consists of materials that expand upon injection at a rate of up to many times the original volume. These structural foams reach a high % of max load capacity and are traffic ready quickly.  We can lift and level a concrete slab accurately and quickly and no excavation or digging is required. Our process is the least intrusive method for lifting and leveling slabs and usually requires only a few small holes to be drilled through the slab.
After injecting the structural foam and leveling the sunken concrete, these holes are filled with mortar or epoxy and then refinished to match the appearance of the surrounding, original concrete. Our slab jacking and concrete leveling restores your concrete structures to their original position for years to come and costs significantly less than traditional concrete replacement. There’s no reason to go through the expense, mess or time it takes to pour new concrete when we can make your existing structure level without it!

Choosing the correct method for concrete foundation repair Dallas

When choosing the correct method for concrete foundation repair Dallas, the latest techniques for repair of sunken concrete has varied. Wood, concrete, cement and steel have been poured, pushed, turned or somehow forced into the ground trying to salvage these foundations and slabs, while early on, anyone and everyone, trained or untrained, became “experts” at this type of repair. Often as not, the repairs proved to be futile.

Other, more successful, methods of remediation involve extensive disruption of the family or business using the building. Usually, it is desirable that settlement of building slabs and monolithic foundations in residential areas be corrected without having to move all furniture, appliances, and possibly the whole family, or in commercial areas, without disrupting business.

However, with todays technology and trained experts, there are a number of very successful solutions to the problem of sunken concrete that involve little or no disruption to normal living or business routine.

The two most common methods of this type of repair are polyjacking and hydraulic jacking (also known as piering).

In a polyjacking operation, a synthetic is pumped beneath a slab or beam to produce a lifting force that restores the member to its original elevation.

In piering, steel posts are driven through unstable soil and hydraulic jacks are used to raise or stabilize concrete slabs affected by changes in the underlying soil. The repair method used depends on the type of distress being treated.

Choosing the Correct Method for Concrete Foundation Repair Dallaspressedpilings

Before deciding on a repair method, you must determine what is causing the distress. Examine moldings and trim boards, mortar joints in brick veneer, and windows in low areas for clues. Also take note of recent weather. Unusually dry or wet weather can cause problems in the underlying soil.

The most commonly used method of correcting smaller slabs of sunken concrete, such as residential slabs, driveways, sidewalks, swimming pool decks, etc. is polyjacking.

Polyjacking is done by pumping materials through small, strategically-located holes in the concrete slab. Once in place, the grout solidifies into a dense concrete mass and provides a competent bearing for the concrete slab.

If a soil-cement-lime grout is used, the lime content of the slurry will impart the benefits of lime stabilization to the base or sub-base. This combined treatment not only restores the slab to proper grade but also stabilizes the sub-soil to prevent re-occurrence of the problem.

For larger problems, especially those found in house and commercial building foundation shifting, piering is typically used to lift and stabilize the foundation.

Piering involves the use of strategically placed mechanical jacks to lift the settled beam to grade. The beam must be raised carefully to avoid further or unnecessary damage. Once raised, the beam is held to elevation by a specially designed spread footing and pier.

The footing is set deep enough so that it will be independent of variations in soil moisture. It is also designed to adequately distribute the load without creating unnecessary bulk or mass. The pier is tied into the footing with steel and supports the foundation beam.

DFW Foundation Repair Facts

DFW Foundation Repair Facts

1. The foundation is NOT the problem.

Here are some DFW foundation repair facts that we’ve seen people confused about quite often! In most cases, the soil underneath the slab is the problem.  We tell customers, “You don’t have a foundation problem.” And as they would sigh in relief, I would continue, “You have a soil problem.”  I would then need to explain how foundations don’t move unless the soil beneath it does. DFW foundation repair crews deal with unique situations because of our weather and conditions.

2. Water is THE variable. Helical pier foundation repair

A slab foundation found in the DFW area simply follows the movement of the soil.  The soil only moves when it is getting wet or drying.  Simply put, when soil gets wet it expands, and when it dries out it shrinks or compacts.  You can’t isolate your house from rain, so even hydration of the soil is the key.  Water is the single variable that makes the soil dynamic, nothing else.

3. Open Spaces (voids) are NOT a problem.

Customers sometimes ask if we fill the open spaces under the slab once the foundation is lifted.  With pier & beam construction, the weight load is on the beams.  Concrete slabs typically have a thick beam around the exterior and in a grid pattern throughout the interior. The weight of the DFW house rests primarily on these beams, not the soil below.

4. Foundation Cracks do not tell you WHERE the problem is.

Houses with foundation movement will create foundation cracks.  In many cases the cracks are small and other times they are very pronounced.  A crack in a foundation acts like a hinge, or a relief point for movement in the slab. Typically, the issue that leads to a DFW foundation repair is not where the crack is, yet movement somewhere else on the house has caused it.

Cracks in a Brick Wall

Cracks in a brick wall or other bricks on your home are usually an early sign of a more serious foundation problem. If you have bricks that are separating or your mortar is beginning to degrade, have your cracks and the foundation looked at by a foundation repair professional rather than just someone like a handyman. There are many causes of foundation problems that lead to cracks in brick or worse. When a Texas concrete slab bends, or curves downward along a brick wall, that brick wall will eventually break. brickrepairtexas

When a break or crack follows the mortar line, the damage from foundation failure is easily repaired with mortar touch up. When stress causes brick to fracture, bricks must be replaced.  Brick replacement costs will vary per linear foot, if it is even possible to find the same brick in production.  Painted brick walls indicate either that the brick color was atrocious, or that it was impossible to camouflage cracks in the brick.

Some cracks in a brick wall can be closed with foundation underpinning but this can only be diagnosed properly by a Texas foundation repair specialist. However, every situation is unique. A reputable foundation repair contractor will never guarantee that cracks in brick or brick mortar will close after the work has been completed because so many factors need to be taken into account. What we “can” assure you here at Level It, is we will give you the best solution for your issue, and guarantee that we’ll be honest and forthcoming, and never pressure you into a service.

At Level It, we advise our customers that cracks in brick may close, but in some cases further repair may be needed.  We have seen brick cracks close almost completely on one side of a house, while cracks barely move on another side of the same house. This is why we always recommend that  foundation leveling and repairs be performed early. When a customer postpones foundation repair, it is not always possible to put Humpty Dumpty back together again.

If you think that you have a foundation problem, you can minimize your foundation repair cost and cosmetic issues by nipping the problem in the bud and getting the foundation problem solved.  Cracks in mortar can be easily repaired/touched up, but as we said earlier, cracks in bricks can and similar issues can be a symptom of a much bigger problem that can not repair itself. Don’t wait… call us now for a free, fair estimate.
